Project Overview

A luxury exterior transformation in grey granite

T.A. Construction was appointed to replace a tired, broken patio and unusable garden area with a bespoke grey granite terrace wrapping around the property. The works covered demolition and removal of the existing hard standing, full excavation and ground reduction, drainage and level adjustments, a fully compacted sub-base, and precision-laid large-format granite framed by contrasting dark sett borders and inlay panels.

Granite steps, resin-bound and decorative gravel margins and oak sleeper planter edging complete a high-specification outdoor living space that flows directly from the house.

The Challenge

A bespoke layout that has to be perfect in every joint

The existing patio was broken, uneven and draining back towards the house. The client wanted a bespoke design with contrasting sett borders and inlay panels — a layout where every joint line has to run true across multiple levels, around manholes and up to the garage and house thresholds.

As local building contractors in Guernsey, we handled demolition, groundworks, drainage, paving and landscaping as one continuous programme.

Construction Process

From broken slabs to a bespoke granite terrace

Every stage managed by our own team — no gaps between trades, no waiting around.

    Strip out and demolition

    The tired existing patio and broken slabs were broken up and cleared from site.

  2. 02

    Excavation and ground reduction

    Mini excavator used to reduce levels across the full footprint and load out spoil.

  3. 03

    Drainage and levels

    Falls set out, drainage channels formed and manholes adjusted to the new finished level.

  4. 04

    Sub-base and bedding

    MOT sub-base laid and compacted in layers, followed by a full concrete bedding mix.

    Setting out the design

    The bespoke layout marked out — large-format grey granite fields framed by dark sett borders.

  6. 06

    Laying the granite

    Every slab set individually on a full bed, levelled and spaced for perfectly consistent joints.

  7. 07

    Sett borders and inlays

    Contrasting dark granite setts laid to form the feature borders and inlay panels.

  8. 08

    Steps and transitions

    Granite steps and level changes built to link the patio cleanly to the house and garden.

    Gravel, resin and edging

    Decorative gravel and resin-bound margins installed with oak sleeper planter edging.

    Jointing and handover

    Joints pointed, the surface washed down and the site fully cleared for handover.
