A dated, closed-off property transformed into a modern, energy-efficient home

T.A. Construction delivered a complete property renovation covering structural floor works, new electrical wiring, additional insulation, chimney breast removal and the creation of an open-plan lounge and kitchen. The property was fully plaster skimmed and fitted with new tongue-and-groove chipboard flooring, electric underfloor heating, Luxury Vinyl Plank flooring throughout including the staircase, and bespoke LED strip lighting — delivering a modern, energy-efficient finish.

The Challenge

Cold, uneven floors and a closed-off layout

The property was dated throughout — tired décor, cold and uneven floors, ageing electrics and a redundant chimney breast splitting the lounge from the kitchen. The brief was a warm, modern, genuinely open-plan home.

Because we handle structural works, electrics, plastering, heating and flooring in-house, the whole renovation ran as one continuous programme with no waiting between trades.

Construction Process

From strip-out to final LED detail

Every stage of this Guernsey renovation was managed by our own team — structure, electrics, heating, plastering and finishes sequenced as one job.

  1. 01

    Strip out and survey

    The property was stripped back to structure, with floors lifted and the existing layout, wiring and chimney breast assessed.

  2. 02

    Structural floor works

    Joists repaired and levelled, then the full floor void insulated to eliminate cold spots and draughts.

  3. 03

    Chimney breast removal

    The redundant chimney breast was removed with correct structural support installed, opening the lounge into the kitchen.

  4. 04

    First fix electrics

    Complete rewire carried out to current standards, including new circuits for underfloor heating and LED lighting.

  5. 05

    Chipboard decking

    New tongue-and-groove chipboard flooring laid and fixed throughout, giving a solid, squeak-free deck.

  6. 06

    Plaster skimming

    Walls and ceilings fully skimmed to a flat, uniform finish ready for decoration.

  7. 07

    Underfloor heating

    Electric underfloor heating mats set out, taped down and tested room by room before covering.

  8. 08

    Self-levelling screed

    Self-levelling compound poured over the heating to encapsulate the system and create a perfectly flat base.

  9. 09

    LVP flooring

    Luxury Vinyl Plank laid throughout the property and continued up the staircase for a seamless, hard-wearing finish.

    LED lighting and handover

    Bespoke LED strip lighting installed to the stair treads, everything tested, cleaned and handed over.

A modern, energy-efficient finish throughout

Removing the chimney breast opened the lounge into the kitchen, while new insulation, underfloor heating and a full rewire brought the property up to modern standards. Seamless LVP flooring and bespoke LED lighting tie the whole home together.
